The 2026 story is the Samsung-Taylor megafab adjacency. Samsung's $17B+ semiconductor fabrication facility in Taylor (just east of Round Rock) is in active commissioning, and the supplier ecosystem — chip equipment, specialty chemicals, precision machining, packaging — is leasing flex and small-bay industrial space across Round Rock at sustained 95%+ occupancy.
