Las Colinas and the DFW Airport corridor are two markets stapled together. Las Colinas itself is a master-planned 1980s corporate suburb with the Urban Center as its trophy Class A office concentration — ExxonMobil, Caterpillar Financial, Microsoft, McKesson, and Citigroup have or had major presence here. The DFW Airport corridor wrapping around the airport is the largest industrial market in Texas: 200M+ square feet of bulk distribution, last-mile delivery, and air-cargo-adjacent flex.
The 2026 office story is bifurcated like everywhere else in DFW. Trophy Class A at the Urban Center holds value with decent leasing velocity. Mid-tier Class B around the corridor sees 18-25% vacancy with deep concessions on offer. The opportunity for tenants is real — a corporate user willing to take well-located Class B can lock in below-market economics for the rest of the cycle.
Industrial is the more important story. Last-mile distribution (Amazon, FedEx, UPS, and the broader e-commerce supply chain) is structurally tight near the airport. Bulk warehouse (250K+ SF) in the Alliance corridor (just north) softened in 2024 and is now stabilizing. Speculative bulk delivered in 2023-24 is finally absorbing, but rents are 8-12% below 2022 peaks. Tenants in the 50K-150K SF range are in the sweet spot — supply is tight enough to keep rents firm, soft enough for negotiation.
