Plano predates the Frisco corporate-relocation boom by 20 years. Legacy and West Plano were built in the 1990s as the original Texas corporate-office suburb, anchored by EDS, Frito-Lay, and later JPMorgan Chase, Liberty Mutual, FedEx Office, and Toyota North America. The result today: 40 million-plus square feet of office, dense Fortune 500 employment, and a mature suburban CRE market with more depth than younger neighbors like Frisco or McKinney.
The 2026 story is Class A office stability with Class B / older Class A slowly softening. Legacy West and the trophy Tollway buildings near the Toyota campus hold rents and stay full. Mid-tier office along the Plano-Frisco border and into older Plano corporate parks sees vacancy in the 18-22% range with meaningful concessions. Plano's sheer size means it's several markets in one — the trophy core is healthy, the older periphery is in transition.
Retail is durable across Plano. The Shops at Legacy, Legacy West retail, and Stonebriar corridor (partly Plano, partly Frisco) command premium rents. Inner Plano retail along Preston Road and Coit Road runs at low single-digit vacancy. Industrial is concentrated in East Plano and into Richardson — smaller bay product, less institutional than Alliance but more accessible for local users.
