The Domain is the cleanest evidence in Texas of office's post-2022 bifurcation. Class A trophy buildings here — recently built, fully amenitized, walkable to retail and restaurants — leased through the worst of the office downturn at single-digit vacancy and rising rents. Class B buildings two miles away, with worse amenities and older infrastructure, sat at 25%+ vacancy. Same metro, same year, two completely different markets.
Tenant demand at The Domain is driven by the relocation premium. Austin tech employers (Google, Indeed, Atlassian, Vrbo, and dozens of mid-stage companies) compete for the same Class A trophy footprint because their hiring depends on it. Trophy is a hiring tool. When a company moves from Class B in the suburbs to The Domain, employee tenure typically lengthens — Class A amenities are real talent retention. So the Class A premium gets paid willingly.

Ground-floor retail commands rents that look more like Manhattan than Texas — $50/SF NNN endcaps lease in days. Restaurant and apparel tenants pay the premium because the corridor delivers walking traffic, daytime population, and evening lifestyle volume in a single venue. Even through retail softening elsewhere, The Domain corridor stays full.
