Anchored by ExxonMobil's 385-acre corporate campus and the supporting executive and professional ecosystem, plus Town Center as a walkable mixed-use district and Hughes Landing as the newest Class A trophy concentration, The Woodlands has more genuine corporate-relocation depth than any other Houston suburb.

Office tells a familiar 2026 story: trophy Class A holds, mid-tier Class B sees concessions. The difference here is that the trophy depth is real. Hughes Landing buildings, Waterway Square towers, and the immediate Town Center stretch are at single-digit vacancy with $34–40/SF gross asking rents. Out at the edges of the corridor and into older corporate parks along 1488, vacancy is higher and TI/abatement packages are at multi-year highs.

Retail is durable. Market Street at Town Center, Hughes Landing retail, and the strong grocery-anchored centers (HEB plus, Whole Foods, multiple specialty grocers) run at sub-5% vacancy. Restaurants compete for endcap space with multi-bid leasing. Industrial is small — The Woodlands isn't an industrial market, but the surrounding 1488/I-45 corridor handles flex and light distribution for the local business ecosystem.
